The Aysén Region faces an unprecedented territorial tension. Migratory flows driven by the search for environmental quality of life are introducing housing typologies alien to the territory onto a deeply rooted constructive tradition. The foundational domestic architecture of the 1903–1950 period, built by settlers from Chiloé and the Argentine pampas, risks being displaced before its internal spatial coherence has been documented or understood. This research asks what morphological patterns define and differentiate the spontaneous áacular dwelling of Balmaceda and the Simpson Valley from the industrial model planned by the Sociedad Industrial del Aysén (SIA) and Coyhaique Bajo, and to what extent those patterns constitute a still-relevant matrix of architectural identity for contemporary dwelling in Patagonian Coyhaique. To address this question, a comparative morphological analysis is applied to 17 foundational dwellings through three convergent theoretical frameworks. The first is Kahn's (1957) spatial hierarchy, which quantifies the ratio of served to servant space. The second is Hillier and Hanson's (1984) space syntax, which measures the spatial depth and integration index of each room. The third brings together the principles of formal organisation and compactness developed by Ching (2015) and Olgyay (1963), which classify the floor plan and assess its thermal efficiency in the Cfc and Cfb climates of the region. The corpus comprises 16 foundational cases (7 rural and 9 urban) and 1 industrial case for contrast. The results reveal a typological consistency that cannot be attributed to chance. Across all foundational cases, 100% of the built surface is (...).en_US
